This Coach House had been derelict for over twenty years when bought at Auction in 2007. Positioned at the heart of the Halsham Conservation area, it was almost at the point of collapse.
Set between the Elizabethan School house and the old vicarage on a quiet tree lined lane leading to the All Saints church, the initial plan was to look at converting to a short term let and SALT Architects set about obtaining Planning permission for its conversion. Following the award of Planning Permission at Appeal the external fabric of the building had to be more or less maintained. This restrained the design in that the three main openings to the South Elevation had to be maintained at a height of 2.4 metres restricting the possibility of any first floor accommodation.
The proposed works included an entire renovation of the building fabric and introduction of a new first floor(part suspended as a mezzanine from the new roof structure) in order to accommodate the new first floor creates spacious bedrooms, bathroom and landing areas which including a new glazed suspended mezzanine over the ground floor living area.
The entire ground floor has been opened up to the lane down to the church with fully glazed openings, creating two new living and dining areas and kitchen along with ground floor en-suite and utilities to provide a spacious, free flowing floor plan ideally suited for domestic use.
All furniture has been designed and beautifully crafted as bespoke pieces, unique to this property and using original materials where appropriate.
